Can you hold a place before I apply?
No, we do not hold Rental Properties without an approved application and a Lease signed with deposit paid.
We do have a prequalified waiting list of Tenants who have completed thier application, these prequalified Tenants will be contacted first when housing become available.

Do I pay the first month’s rent and last month’s rent with my security deposit?
Yes, we require that Tenants pay all deposit, last months rent and first months rent at, or before, their Lease begins.

How old do you have to be to apply?
All occupants over the age of 18 are required to compelte an application. Any applicants under 21 will require a Co-signer.

Is the deposit refundable?
Yes, our Security Deposit is refundable.
However, Tenants will be billed for any damages, cleaning, carpet cleaning and unpaid utilities or rent from their Security Deposit before refunding the balance.

Who needs a cosigner?
Any applicants under 21 will require a cosigner.
Applicants with conidtionally approved applications may also require a cosigner

You have a property I want to rent. How do I apply?
All applications can be filled out on our website or you may stop by the office to compelte a paper application. Please see attached directions to apply.

How do I pay rent?
Rent can be paid online through your Tenant Portal or by bringing funds to our office.

I want to get a pet. What should I do?
Not all properties are pet friendly so be sure to check with Management before getting your pet.
If your Property is pet friendly, and your pet is approved, we will have you complete a pet application and make an amendment to your lease.
A non-refundable pet deposit will apply for any pets that are not Emotional Support or Service Animals.

I want to move out, but my roommate wants to stay. What should I do?
If your roommate qualifies for responsibility of the full lease we can execute an amendment to remove you from the lease. All occupants would have to sign off on this amendment.
No deposit will be refunded unless all Tenants move out. Deposits will stay with the remaining Tenant responsible for the lease.

My lease expiration is coming and I want to move out. What should I do?
You are required to provide 30 Days Notice in writing that you will be vacating the premises.

Who is responsible for paying for repairs & maintenance requests?
The Owner is responsible to properly maintain your home and its services. All maintenance and repairs should be coordinated through Management.
Tenants will be charged for repairs caused by Tenant negligence or damage.

To apply, the following is required:
- Each person to occupy the Property, 18 years of age and over, must fill out a complete Property Professionals application online. Applicant is required to fill out both pages and sign the first and third page.
- Applicants must have current identification in the form of driver’s license, state ID, military ID, or passport.
- Applicants must provide verification of income in the form of; Two most recent pay stubs or most recent years tax returns
- Applicant will not pay the application fees until after a viewing has been scheduled and they have been confirmed to proceed with their application. Applicant will not be contacted by Management for a showing if their application is incomplete.
